Huge new UK commuter ‘village’ to be built with almost 3,000 homes | UK | News

Plans have been approved for a major new commuter development in the UK, with almost 3,000 homes set to be built as part of a large-scale “village” designed to ease housing pressure and support growing commuter demand.

The proposed development will include around 2,800 to 3,000 new homes, alongside schools, shops, green spaces and community facilities, creating what developers describe as a self-contained village rather than a traditional housing estate, the Local Democracy Reporting Service reports.

The project, based in Chelmsford, Essex, is aimed primarily at commuters, with the site chosen for its strong transport links to nearby cities and employment hubs. Developers say the location will allow residents to live outside urban centres while still maintaining access to rail and road networks.

Three builders are collaborating on the development Ptarmigan Land, Halley Developments, Countryside and L&Q.

A spokesman for Countryside and L&Q said: “The plans also include swathes of green open space, paths, roads and public transport links, creating an area with a sense of community that feels pleasant and makes modern life as easy as possible.”

In addition to housing, the plans include new primary schools, healthcare facilities, local shops and leisure spaces, as well as walking and cycling routes intended to reduce reliance on cars. Large areas of green space and public parks are also planned to form part of the development.

Local authorities have said the scheme will play a key role in tackling regional housing shortages, particularly for families and first-time buyers.

A proportion of the homes will be designated as affordable housing, although exact numbers will be confirmed at a later stage.

Supporters of the development argue it will boost the local economy, create construction jobs and deliver long-term investment into infrastructure.

Developers have also pledged to work with councils to improve transport capacity and public services as the population grows.

A spokesman for Halley Developments said: “We recognise the level of responsibility that comes with this project.

“Chelmsford Garden Community is not just about housing, it’s about building on previous success and learning lessons from the past positively and constructively to create thriving, inclusive and sustainable place to inspire generations to come.”

However, some residents have raised concerns about pressure on roads, schools and GP services, as well as the potential impact on the surrounding countryside.

In response, planners say the project has been designed to balance growth with sustainability, including environmental mitigation measures and phased construction.

Councillor Derek Drew-Smith, chairman of the new Chelmsford Garden Community Council, said: “I welcome this significant milestone for Chelmsford Garden Community and the clear commitment shown by all partners to delivering a development that is both ambitious and responsible”.

Building work is expected to begin within the next year, with the village being delivered in stages over the next decade.

Once complete, it will rank among the largest new commuter-focused developments currently underway in the UK.
